The neighborhood is not that bad safety-wise but it's not the cleanest or most pleasant. I have not seen too much crack-smoking on broken car windows over there but the piles of trash roaming on the pavement are nasty. Langton street is indeed closer to a parking lot than a real street and in addition to that, there's a meat-packing company on the block which means the size of the local rats is pretty frightening. Also, there are not too many hipsters in that particular corner of SoMa and most businesses are not open in the evenings or especially on Sundays (several cute sandwich and coffee shops around that do only lunch Mon-Fri.) See, gentrification can be fun sometimes :-)
On the other hand, it's close to some useful things such as Trader Joe's and still not too far out from the Mission Bay consumer paradise.
Is there a place for a dense development in the urban heart? Absolutely! Your first pied-a-terre, alternative to living with 17 roommates, easier way to start earning some equity etc. etc.
What I don't understand is the pricing strategy. While sub $300K seems low, per square foot, this is close to $1,000 which is way above average for the area. Additionally, I heard that the HOA dues are up there as well without too many services to justify it.
I hope that even though the first-time buyers might be inexperienced in real estate, they're still web savvy and will check the blogoshere before making a bad financial decision.
Let's check in in 6 months and see how much these units are going for.
Not too expensive because the parking in included (it's $300 a month at a neighboring EdgeWater) -- so as far market goes for this part of town, it's ok. The more interesting questions is what percentage of the costs this rent would cover...
I am going to be my own broken record and re-use last week's prediction. $1.89. Carpeting situation aside, I like the space and the outside looks to be in a good enough shape.
I checked out one of their units last year looking to rent. Commenter #2 is right -- the spaces are small. We were looking at a 2-bedroom and it was about 800 sq. ft! The second bedroom was lofted via a spiral staircase-- have you ever tried to bring a bed up via one of those?
