On the other hand, 94133. 8 sales. Sales down 38.5%. (13 sales June 2007?) Median price up 60%. Of course, of those eight sales, one of them was for $5.5m. Yikes.
Median -- to recap junior high math -- you list all the prices and find the price(s) in the middle of the spectrum. From 1-8, find what #4/#5 sold for. From 1-3, find what #2 sold for. Top selling for 94111 was $1.7m. Median price was $515K. Who knows what the lowest selling unit was.

Aaron and Nancy own a portion. Aaron's parents own a portion. That's what all that TIC stuff is all about, verdad -- multiple folks chipping in to buy a place and filing the ownership papers as "tenants in common" rather than "joint tenants" or whatever.
If you look into the particulars down at City Hall, you'll see Aaron's parents are gifting them a percentage of the building to the max the tax code allows taxpayers to gift in a tax year. (I think it's $10K ea, which wd mean $20K for Aaron's parents per person and, therefore, $40K per year to A&N from H&T.)

I was encouraging someone to use small claims court (or the threat thereof) just last night.
Small claims court is easy peasy. It's really really designed for the small guy suing the big guy for damages less than $X.
Tell the landlord you understand but you'll be filing in small claims court. Trust me, the landlord will deal with you in a heartbeat.
(I'm trusting you have documentation of the damage and the landlord's request that you go fro and thither. ...)
